Public Speaker: Concerned about traffic if a Parker’s kitchen is added. There is a ton of traffic through the neighborhood because people try to avoid the light. People throw trash in the yards off the road and speed up and down the road, causing safety concerns for residents. Adding a Parker’s Kitchen will make it worse.
Commissioner Allan: Suggested a median in the access point into the neighborhood so individuals could only turn right out of the Parker’s Kitchen, as well as turn right out of the Parker’s Kitchen at that access point.
Schlachter: There might not be enough room at that access point to add a “porkchop” and a substandard “porkchop” is not worth the time or effort to put it in.
Parkers Kitchen: Would like to keep that access clear and offered to pay for speed bumps in the neighborhood.
Also mentioned that the current building is sitting empty. Parker’s Kitchens are well-maintained facilities and something may replace it that’s even worse than Parker’s Kichen. However, Commissioners asked that the business work with the County to address the concerns of nearby residents.
(I1a2) RZ25-06-01, Change of Conditions, off Wrightsboro Road and Hamilton Road, Tax Map 052 Parcel 037, 96.74 +/- acres, and currently zoned R-2 (Single Family Residential). Voted to postpone until the next meeting 7/1/2025. Approve: Yay 5, No 0
There is a 3-year turnaround from GDOT to put in a roundabout. The developer was asking for a change to the conditions of adding a turn-lane. There was also issue with submitting the sewer plan. They looked into doing septic but realized the soil is incompatible with septic. They are currently working on the sewer and water plan. Commissioner Melear said that in the original documents that the developer was supposed to have the sewer plans submitted within 2 years or the zoning reverts to RA. Chris Driver advised that reverting the zoning is not automatic. The County could initiate the Rezoning but it falls on the County. Mr Schlachter recommended that the motion be postponed until staff is able to look at it with the developer and come back at the next meeting.

Owner needs to rezone in order to sell. There is currently a mobile home which they will have to follow some state laws about the mobile home.

Company chose to put a solar farm instead of townhomes. There were a number of concerns from the community and the company wants to apply again addressing those concerns.
Owner: Acquired the land in 2007. There has been a lot of interest in the property over the years. He thought that a solar farm would be a benefit to the community and help create a green energy source for the community. They will come back with more scientific information and address the concerns.
Public Speaker: Feels that solar farms are risky because they are not controllable. Mentioned a problem in Nebraska where a solar farm was damaged by a hail storm and the solar panels damaged the land. Said that the land is now unusable because of the contamination from the solar panels.
