Both i & ii were discussed at the same time because the variance is a “companion” variance. New owner would like to operate property as a contractor’s office with storage. The former owner did not use it in this way however the property was built in this way prior to C-3 zoning. In order to use the property in that way, the new owner needs it to be zoned as C-3. Because the neighboring property is C-2, there is a 30ft setback from one building and asking to reduce that to 10ft. They will be removing some buildings from the property and adding buffers/landscaping.

This is a church that operates a charity. They are asking for the rezoning so they can operate a food bank/pantry and also use the property for a meetings space. There were public comments from neighbors about increased traffic and child safety, as well as some property tax impacts. There will be limited signs and there is only space for 9 parking spots. One neighbor spoke briefly about safety concerns for her children and elderly parents.
