Redesign threshold for stream mitigation
They are going to use stick-built carports so there will be parking off the alley. They want it to be carports because it can be used as backyard space too.
Single family units - were going to be in groupings of 3-4 but with the space, the new plan is to do groupings of 2-6 depending on the space. There will still be the same number of units.
There will be a change in the layout of some units with off-unit parking.
No rentals, not planning on selling them as rentals
Melear: So, would there be anything stopping me from buying a property and then renting it?
Developer: No, you could do that.
(I1a2) RZ24-11-05, Rezoning from R-A (Residential Agricultural) to PUD (Planned Unit Development), 272 +/- acre portion of the property located off Horizon South Parkway and Gateway Boulevard, portion of Tax Map 062 Parcel 085, 335 +/- acres and currently zoned R-A (Residential Agricultural) Approve - Yay 4 No 1 (Connie Melear)
Discussion
Johnson: Request 24 acres. 476 units. 3A&3B commercial - no massage, title loan, cash checking stores, etc. 1A & 1B residential. 4-7000 lot size. Some attached units. 2A - 9000 lot sizes. 2B - an extension of an existing neighborhood, so the same rules for that neighborhood will apply - 5500 lot sizes.
Couch: Will there be access from the new connector road?
Schlachter: 90% of plans are in-house for roads. It will be about 18 months to get roads built. There’s no contractor yet. We have to build the road first before we can guarantee access.
Melear: Is this one and the next one the same applicant?
Schlachter: They are different applicants?
(I1a3) RZ24-11-06, Rezoning from R-A (Residential Agricultural) to C-2 (General Commercial) and M-1 (Light Industrial), off Horizon South Parkway, portion of Tax Map 062 Parcel 085, totaling 61.0 +/- acres and currently zoned R-A (Residential Agricultural). Approve - Yay 5, No 0
Discussion
Schlachter: This is the neighbor to the last property. This fits the growth plan. There’s the same issue with the road. They’ll need to negotiate with the State for the State Highway.
Developer: Said that they understood.
Debris Update: 1.3 million cubic yards picked up. More trucks are picking up. Scott Johnson will be increasing the do not exceed amount to $50 million tomorrow. There should be advance funding from FEMA coming in next week - $23 million. Estimating that the clean up costs for the county will be $80-100 million. Spending $2.5 million per week on debris cleanup.
